Major Renovations - Do They Pay Off?

Thinking of Doing a Major Renovation on Your Home, but wondering if it will pay off when you are ready to sell? With Albertan's doing over $1.2 billion in renovations every year and growing, there is definitely merit in renovating.  But which rooms are the best to make this kind of investment in? Here's a look at 5 Major Renovations you can do that will pay off big time!

1. Kitchen - By far the most popular room to renovate with the biggest return on investment. Buyers can't resist stainless steel appliances, modern cabinetry or granite counter tops. If you want your home to stand out in the crowd, a kitchen renovation is a top contender.

2. Bathroom - Another excellent investment to make, especially in an en-suite or main bathroom. Adding a giant soaker tub, tile or stone counter tops will add huge value to any home.

3. Attic Bedroom - This is going beyond a minor shell renovation to a room and then adding furniture. This could be adding lighting, extra windows, stone feature wall or even an en-suite bathroom in your attic. There are things to consider when budgeting for this option. You may require a second HVAC system to handle the extra room. By considering extra insulation this can help lower your utility bills, saving money over time.

4. Replace Windows - In such a cold climate like Calgary, investing in replacing windows is a great idea. Old windows allow heat and cold air to come in, effecting energy costs. They can also open up a room, creating the illusion of more space, which is always a good thing when selling.

5. Basement Re-Model -  Creating a bar, theater room or family room in your basement will not only re-coup your renovating costs and in most cases add 10% to the value of your home. The possibilities are endless and worth the investment.

Extra Tip: Renovating Bonus, Living or Bedrooms have a very low return on investment, usually between 50-70%. The cost of renovating these rooms is lower, so calculating ahead of time which areas to invest in is a good idea. Staging is always a good idea (also check out our blog posts on staging) which adds huge value when selling, and you can always take these pieces with you when you move.

Note: It is always best to talk with a professional before undertaking any sort of renovation. Also, it's important to talk to a real estate professional to make sure you don't renovate your home out of the market.

Home Improvement - Add Value To Your Home on a Budget

Thinking of doing some minor renovations on your home? Minor home improvements can add huge value to your home and here are some tips on how to do that without breaking your budget.

1. Minor Bathroom Renovation - A fresh coat of paint or wallpaper can give your tired bathroom the refreshment it needs. Replacing old lighting, faucets, sinks or even toilet paper holders can give a refreshed look. Subway tile is a cost effective way to add life to your bathroom. Add a cool mirror and some accessories too!

2. Landscaping - Adding a splash of color in the front of the house can be eye-catching! Adding fresh grass and trimming shrubs are budget friendly ways to keep your home looking pristine and well maintained.

3. Minor Kitchen Renovation - A minor kitchen remodel has an average re-coup rate of 98.5% on re-sale. So if you are remodeling for your own enjoyment or you plan to sell, it can be a great investment or at least allow you to break even. Sanding and stripping your old cabinets is way cheaper that getting new ones. Changing the handles and pulls can take your cabinets from average, to modern or fancy depending on the ones you choose. Refinish existing hardwood floors.

4. Convert an Empty Space into a Bedroom - Attics are becoming a very popular space to be converted into another bedroom. Adding wood beams or refinishing existing ones on the ceiling. Fresh coat of paint on walls and adding hardwood floors or carpet. If you plan on selling, all furniture and accents you buy can be taken with you.

Minor improvements not cutting it. Look out for next weeks post on Major Renovations - Do They Pay Off?

Long Distance Moving

1. Be prepared. Start planning ahead of time giving yourself at least 8 weeks prior to your moving date. Make "To-Do" list and "Checklists" to make sure you don't forget anything. Schedule utility connections at your new home and schedule disconnections at your old home. File your change of address, letting family and friends know your new address and phone number.

2. Track down important papers ahead of time.  Gather all special papers, like birth certificates, insurance policies, passports, auto registration, etc. Keep them in organized folders so you have easy access to them once you arrive.

3. Don't pack anything you don't need. Make a few different piles to keep things organized, like throw away, keep, donate and sell. Only keep what you plan to use at your new home. If you haven't used something in a year, chances are it won't be used in your new home. Calculate the cost of moving larger items, it is worth moving or instead selling it and buying it in the new location?

4. Invest in Good Packing Supplies. Since your valuables will be making a long trip, it is important to bubble wrap all of your breakable items and use moving blankets on the furniture.  The boxes you pack will be holding some of your most valuable items, so packing tight and paying a little extra for quality packing supplies will be beneficial in the long run.

5. Research your new location. Do your research ahead of time and find out where there's good places to eat and shop. Find places close by like grocery stores, pharmacies and banks. This will save you time by not having to search for places once you get there.

6. Hire a great moving company. Do research ahead of time on the company you want to hire and read the reviews. Ask your realtor, friends or family about a company they have used or would recommend. The movers you hire will have a huge impact on the day, so don't settle on the first person you find.

7. Get To Know Your Neighbours.  Moving far away and not knowing anyone can be hard. Your neighbors may have great tips on the area or where are the best places to shop. Most people will be happy to get to know you and to help out.

We hope these tips will help you with your long distance move. Stay tuned for more blog posts....

First Time Home Buyers

You are looking to buy your first home, it can be scary and exciting. Here's a few tips to keep in mind before you go out to view properties, questions to ask when viewing properties and what to do before you buy.

1. Review Your Finances - Before you begin, you should ask yourself - Do I have enough resources to buy?-  How much money do I have for a down payment? Calculate the cost of your move? Hiring a mover, lawyer fees, etc?

2. Get Pre-Approved - Once you have your finances in order, schedule a meeting with your bank to get pre-approved. Now you can start selecting properties to view within your price range.

3.  View Homes that Fit Your Needs - How many bedrooms or bathrooms will you need? Do you need a garage? Are there schools or parks near by? Do you want to live downtown, the suburbs or in the country? Do you need a backyard for your kids or pets? Once you have decided what you and your family needs, then search for homes that will meet your needs. Most likely, you wont find a home that will fit all your criteria, so make a list of top priorities needs vs wants. This can help in the decision making of homes you want to view.

Current Listing 165 Windstone Mews SW - A great townhouse for a first time buyer.

Current Listing 165 Windstone Mews SW - A great townhouse for a first time buyer.

4. View 3-5 Homes Per Viewing Session - You may be interested in a number of properties, but try to limit it to 3 or 5 at the most. Anymore than that and your brain will be filled with too much information and it can be very overwhelming.

5. Take Notes - When viewing each listing, take the time to write down notes on the property. Even bring a small camera or use your iPhone to take pictures. Then you can easily refer back to things you loved or didn't like about the property. After a viewing session, come home and eliminate any that you didnt like and decide which ones you want to see a second time.

6. Love it? Buy It! - So you found the perfect property. It's within your budget and it fits all your top priority needs. What should you do? Buy It! The real estate market can change overnight and your dream property can sell if you don't seize the moment.

If you are a first time home buyer looking for a property, we would be happy to help you find exactly what you are looking for.

Moving With Kids

Moving can be stressful and change can be difficult especially for children. To have your move go a bit easier for the whole family, here are some tips that can take some of the pressure off the kids during a move.

1. Before you move.  Let your kids know in advance that there may be toys or clothes that will need to be thrown out or donated. Get the kids to help you room by room, to identify what should go with you and what you could get rid of.

2. Plan the Child's New Room in the New House.  Make the move something for them to look forward to! Get them excited about perhaps a bigger room, a new paint color or new bedding. If they are interested in helping with the decorating, take them along to pick our paint colors or new furniture. If they have a new room in mind, leaving there old one won't seem as hard.

3. During the Move. Make the child’s room the priority. Make sure your their room is the last one to be taken apart in the old house and the first one to put together in the new house. Then at the end of moving day, they can get to bed at a reasonable time and feel secure in their new space.

4. Keep Routines Consistent. Moving can be stressful on everyone , but by keeping bedtimes, nap times and mealtimes consistent it will help ease some of this stress. Take breaks or naps and make sure they have enough food and snacks handy.

5. Get Them Involved. Keeping your kids entertained during a move can be a full time job, but by giving them small tasks to do and keeping them occupied can help them stay active and involved all day. Giving them a simple task like packing their toys or clothes in a box. Even grab some colorful markers for them to color on the boxes!

6. Plan ahead. Get your kids to pick out a moving day outfit, toys or games for the road and even their pajamas for that night. By getting a few things ready the day before, it can keep stress down the day of the move.

Moving can be stressful, but it is also an exciting time. Remember to have fun! We hope these tips can help on your moving day. Stay tuned for more moving tips....

Staging Your Home

Everyone wants to get top dollar for their home and staging can have a huge impact on potential buyers. Here's some great tips on how to stage your home to sell fast and to get what you want for it.

A Clean Kitchen: Make sure the oven is clean and the fridge is organized. Pantry should also be organized and de-cluttered. Throw out anything that you aren't going to use or donate it. Give the illusion of as much available space as possible.  For the pantry shelves, you can find "gourmet" clearance items at Homesense that can be used to "face" the shelves. All cereal, cracker boxes should be neatly lined up, or even placed in Tupperware matching containers.

82.jpg

Chandeliers: You don't have to go out and drop a bunch of cash on a chandelier, but great lighting can really increase the appeal of a home.  There are lots of great stores that have beautiful lighting that won't destroy your budget.

Clean and Fresh Bathrooms: Bars of soap should be fresh and clean, towels spotless, the garbage always emptied.

Organized Closet: Purge anything you are not using and get all your closets organized.  Pull your killer shoes out of the boxes and display them on the shelves.  Beg, borrow or steal if you have to.  Aim to have 20 to 30 percent open space in each closet to give the impression of spaciousness.

Warm and Cozy Bedroom: Throw pillow and blankets create an inviting atmosphere to potential buyers. Neutral color palettes with a splash of color are great for bedrooms.

Every Room Has A Purpose: If you have a spare room or bedroom that is currently being used for storage or even empty, create a purpose for it. The last thing you want to a potential buyer to be asking is "What is this room used for?"  Take everything you are not using and put it in storage, then create a potential guest room or office.

Repairs : Make sure everything is in top condition. Small holes in the walls or loose hardware should be fixed and looking in pristine condition. Replace cracked floor or counter tiles. Fix leaky faucets and doors that don't close properly or kitchen drawers that jam. Replace burned-out light bulbs.

Stage the Outdoors: The outside of the house is the first thing people will see, so make sure you stage it too. Deck or Patio furniture with a splash of color can be inviting to guests viewing your home. Having your lawn and plants in top condition will also make your home more appealing.  Front door should be freshly painted.

These are just a few small things you can do to make your house look incredible for selling. Stay tuned for more tips on selling your home.
